IT IS HEREBY AGREED as follows

1. That The Landlord/Landlady shall ensure that The Tenant enjoys peaceable possession and use of the said property with effect from the agreed date of the commencement of the Tenancy.

2. That on the ground that The Tenant is unable to provide the full price of the said property, he/she can pay twice as First and Second instalment as shown in the PAYMENT AGREEMENT section above.

3. That The Landlord/Landlady shall be responsible for the maintenance of the structure of the said property. While The Tenant shall be responsible for the maintenance of all fixtures in the said property, subject however to ordinary wear and tear.

4. That The Landlord/Landlady shall not bill The Tenant above the agreed sum due to the absence of restroom in the said property.

5. That the Tenant shall be responsible for Utility bills while The Landlord/Landlady shall be responsible for the payment of taxes concerning the said property.

6. a. That The Tenant shall replace any damaged fixtures in the said property during or after his/her use.

b. Or That the Tenant will pay a security bill of (amount) only, to the Landlord/Landlady for any item damaged while using the said property and same shall be refunded if no item in the property is damaged at the expiration of the Tenant use of the said property.

In the case where 6-b is not effected, 6-a stands mandatorily.

7. That The Tenant shall not sublet the said property to a third party without the written consent of The Landlord/Landlady.

8. That the Tenant shall be terminated by one (1) month notice to quit where The Tenant fails to pay for the renewal of the Tenancy at the expiration of the date and such other grounds that are justified by relevant laws.

9. That the Tenant shall further ensure that the environment is kept clean always and shall also ensure that he/she participate in the monthly environmental sanitation exercise of the government of (name of province, State or country).

10. That The Tenant may renew the tenancy at the end of the subsisting tenancy period a month before the expiration of the subsisting tenancy and all negotiations as to rent sum concluded there within.

11. That the Tenant shall be responsible

12. The Tenant shall decide to receive a written notice a month before the expiration of the subsisting tenancy or decide not to receive any notice.
